The century home was constructed using stone and mortar for the foundation. During this period of building, basement waterproofing was not overly present. There are several cracks, seepage and spots for moisture to enter. The relative humidity (RH) was at 64% which is perfect for mould growth and wood rot.
Advanced Basement Systems was called to inspect and provide a solution to dry the space out. The best course of action was to fully encapsulate the area with the Cleanspace encapsulation system and then apply spray foam to the walls to seal them. A new sump pump system was added to help control the water from around the foundation walls and the final step was to include a dehumidifier that would dry the area and maintain it.

Before
The cottage had an unfinished and uninsulated crawl space which allows moisture, odours and cold air to penetrate the upper living levels. The HVAC system had to work harder to maintain a more comfortable living spaces above.
After
Advanced Basement Systems encapsulated the space and added spray foam insulation to the exterior walls and headers. Encapsulating the crawl space will protect the cottage by controlling moisture, preventing mould, structural damage and deterring pests. The home required work done to the basement as the walls began to buckle with the pressure of the soil pushing inward.
Advanced Basement Systems installed the waterproofing system years prior and came in to correct the buckling wall issue with the Power Brace Wall Repair System.
The system consists of steel I-beams that are secured to the joists above the wall with steel brackets and lagged into the concrete footing. This system is easily adjustable, allowing for tightening of the brace to attempt to push the wall back to its original position. This system doesn't involve any exterior excavation and installs quickly with minimal disruption to your basement space.

Before
The home was showing the signs of bowing and shifting foundation walls. The stair step cracking occurs when the wall begins to bow but the reinforced corners are held in place. The reinforcement comes from the corner of the foundation wall providing an anchor to the bowing wall. Over time this condition could become worse requiring full foundation wall replacement.
After
Advanced Basement Systems installed a series of Geo Lock Channel Anchors fastened at the footing. The anchor plates are buried in the yard outside, about 12ft away from the foundation wall. They're attached to the channel with long threaded galvanized rods. This installation will halt further bowing and may straighten the existing wall over time.
